Gas safety check for homeowners

Do you need a gas safety certificate to sell a house in London?

Last updated 23 October 2026 · 4 minute read

Short answer: No. There is no law requiring a homeowner to have a gas safety certificate before selling a house in England. Buyers and their solicitors will usually ask about the boiler, though, and want the Building Regulations certificate for any boiler fitted since notification rules began. A recent gas safety check can answer questions before they slow the sale.

Gas pressure regulators with dial gauges and a braided hose

Selling a house in north London is stressful enough without a last minute question about the boiler. Owner occupation is high in Barnet: 52.7% of households owned their home at the 2021 Census (ONS, Barnet). Many of those homes in Finchley, Whetstone and East Barnet are interwar semis and terraces with system or regular boilers and hot water cylinders. This guide covers what the law says about gas safety when you sell, and what buyers actually ask for.

What the law says

The landlord gas safety duty in regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 applies to landlords, not to owners selling their own home (HSE). There is no legal requirement for a homeowner to produce a gas safety certificate to sell.

What does apply is the general rule that any gas work must be done by a Gas Safe registered engineer, and that new boilers and gas fires must be notified to the local authority.

What buyers and solicitors ask for

In practice, the sale is where missing paperwork shows up. Here is what usually comes up.

DocumentWhat it provesWho issues it
Building Regulations Compliance CertificateA new boiler or gas fire was notified to the councilGas Safe Register, after the installer notifies
Boiler service recordsThe boiler has been maintainedThe engineer who serviced it
Boiler warranty documentsCover still in place, if anyThe manufacturer

Gas Safe Register says that when a registered business installs a heat producing appliance such as a boiler or fire, it must notify the local authority within 30 days (Gas Safe Register). If you cannot find the certificate, Gas Safe Register’s site explains how to get a copy.

Why a check before listing can help

A buyer’s survey may note an old boiler, a gas fire in a bedroom, or a flue in a place that looks wrong. Surveyors often recommend a gas safety check by a registered engineer. That can lead to a delay while the buyer books one, or a request to reduce the price.

Booking a gas safety check yourself before you list means:

  • you know the condition of the boiler, hob and any gas fire
  • you can fix any fault on your own terms
  • you can hand the buyer a recent report

It is not a legal requirement. It is a practical one.

Common findings in Barnet homes

Homes in Finchley and the surrounding streets tend to raise a few typical points.

Old gas fires. Many interwar houses still have a gas fire in the front room. If the chimney has not been swept or the fire has not been serviced, a check will look at whether fumes are clearing properly. Some sellers choose to have the fire removed and the gas capped. See gas fire servicing and removal.

Boilers moved during extensions. Rear extensions and loft conversions sometimes move the boiler or block the original flue terminal. A flue that now ends close to a new window or under a new roof can be a safety issue. Our post on boiler flue rules for flats and terraced houses explains what engineers look for.

Hard water scale. Barnet is split between Thames Water and Affinity Water supply areas (Affinity Water). Affinity publishes its own hardness figures by postcode. Nearby Thames zones such as Brent Cross averaged 269 mg/l in 2025 (Thames Water, Brent Cross zone). Scale in an older boiler may show up as noise or poor hot water, and a buyer may ask about it.

If you are selling a rented property

If the property is currently let, the landlord duty still applies until the tenancy ends. The annual check must stay in date, and tenants must have a copy. If you are selling with tenants in place, the buyer becomes the landlord and will want the latest record. See our landlord gas safety certificate page.

Unregistered work found during a sale

Sometimes a buyer’s questions reveal that a boiler was fitted by someone who was not registered. Gas Safe Register says it is illegal for an unregistered person to fit a gas appliance and then have a registered engineer check it (Gas Safe Register). If you suspect this, ask a Gas Safe registered engineer to inspect the installation and advise. Do not keep using an appliance you think is unsafe.

A seller’s checklist

  1. Find the Building Regulations certificate for the boiler and any gas fire.
  2. Gather service records and warranty paperwork.
  3. Check carbon monoxide alarms are fitted in rooms with gas appliances, and test them.
  4. Consider a gas safety check before the buyer’s survey.
  5. Know where your gas meter and emergency control valve are, so you can show the buyer.

London Gas Engineers carries out homeowner gas safety checks in Finchley, Barnet and Whetstone and across north and east London. Ask any engineer you book for their Gas Safe ID card and check the back covers the appliances in your home.

Quick questions

Is a landlord gas safety record needed if I am selling a rented house?

While the house is let, the landlord duty to have an annual check still applies. Once the tenants leave and it is sold with vacant possession, that duty ends with the tenancy.

What paperwork do buyers usually want for the boiler?

Most buyers ask for the Building Regulations Compliance Certificate for the boiler, any service records, and details of the warranty if the boiler is recent.

My boiler certificate is missing. What can I do?

Gas Safe Register lets homeowners order copies of Building Regulations certificates for notified installations. If the boiler was never notified, ask a Gas Safe registered engineer for advice.
