New boiler installation in north and east London

A new gas boiler must be fitted by a Gas Safe registered engineer, meet the Boiler Plus rules in England, and be notified to the local council within 30 days. In London flats and terraces the flue route often decides what you can fit. Answer a few questions and we will quote after a look at the job.

What do you need?

When to call

You need this when

  • Your boiler is old and the same faults keep coming back
  • An engineer has classed your boiler as At Risk or Immediately Dangerous
  • Parts for your boiler are hard to get
  • You are adding a bathroom or converting the loft
  • You want to move the boiler out of a kitchen or bedroom
  • Your hot water is weak or swings between hot and cold

The visit

What happens, step by step

  1. 01

    Answer the quote questions

Tell us the home type, bathrooms, current boiler and where it sits. Photos of the boiler, flue outside and the gas meter help.

  2. 02

    Survey

The engineer checks the gas pipe size from the meter, the flue route, the condensate drain, and the state of the heating system.

  3. 03

    Written quote

You get a quote listing the boiler, controls, flue, system clean and any pipework changes.

  4. 04

    Installation

The old boiler comes out, the system is cleaned, the new boiler and controls go in, and everything is tested and commissioned.

  5. 05

    Paperwork

The installation is notified to the council within 30 days, and you are shown how to use the controls. Register the boiler with the maker for the warranty.

The rules every new boiler must meet

In England, the Boiler Plus standards have applied since April 2018. A new gas boiler must reach at least 92% ErP efficiency and come with a timer and room thermostat. A new combi must also have one extra energy saving measure: weather compensation, load compensation, smart controls with automation and optimisation, or flue gas heat recovery.

The installer must notify the work to the local council within 30 days, and you then receive a Building Regulations Compliance Certificate (Gas Safe Register). Building Regulations also expect a carbon monoxide alarm when a new or replacement boiler is fitted (Approved Document J).

Flues in London flats and terraces

In a mid terrace in Hackney or Walthamstow the boiler often has to flue out through the back wall or the roof. In a flat, it may need a long horizontal flue across a ceiling. Where a flue runs inside a ceiling or boxing and cannot be seen, inspection hatches are needed so it can be checked (HSE flues in voids).

The flue terminal outside has to sit a safe distance from windows, doors, vents and boundaries, and those distances come from the boiler maker's instructions. In tight London back yards and passageways, a plume kit can carry the steam away from a neighbour's window. If you are doing a loft conversion, plan the dormer and rooflights around any existing flue.

Hard water protection

Thames Water's 2025 reports put average hardness at 258 to 278 mg/l across north and east London zones. Industry guidance under BS 7593 and the Domestic Building Services Compliance Guide says that where hardness is over 200 ppm, the water feeding the boiler's hot water side should be treated, for example with a scale reducer (Fernox summary). The system should also be cleaned and dosed with inhibitor, and a filter fitted, so the new boiler does not inherit sludge from old radiators.

Combi, system or regular

A combi heats water on demand and suits most flats and smaller houses. A system boiler with a hot water cylinder suits homes with two bathrooms in use at once, which is common in the interwar semis of Enfield, Finchley and Gants Hill. A regular boiler with tanks in the loft is still found in older houses. Changing type adds pipework, so the survey looks at what you have and how you use hot water.

Flats, leases and freeholders

Most homes in Tower Hamlets, Camden and Islington are flats, and many flats are leasehold. A like for like boiler swap in the same place is usually straightforward. Moving the boiler, adding a new flue through an outside wall, or running a flue through a shared roof can need the freeholder's consent under your lease. Check before you book the installation date. In blocks with a managing agent, ask whether there are rules on flue positions or working hours. A good survey notes these points so the job is not stopped halfway.

What affects the price

Every installation is priced after a survey. These are the things that change the quote most.

WhatPrice
Boiler type and outputquote on survey
Changing boiler type (for example regular to combi)quote on survey
Moving the boiler to a new positionquote on survey
Flue route, length and plume kitquote on survey
Gas pipe upgrade from the meterquote on survey

Do I need permission to replace my boiler?

A like for like replacement is self certified by the Gas Safe registered installer, who notifies the council. In a flat, check your lease, because the freeholder may need to agree to a new flue position.

Can a new boiler go in my loft?

Often, yes, if there is safe access, a fixed floor, light, and room for the flue and condensate. The boiler maker's instructions set the rules.

Will I get a certificate?

Yes. Once the installer notifies the council, a Building Regulations Compliance Certificate is sent to the property. Keep it, because buyers will ask for it.

Do I need a carbon monoxide alarm with a new boiler?

Yes. Building Regulations expect a carbon monoxide alarm in the room when a new or replacement fixed gas appliance is installed.
