Short answer: The cost of a landlord gas safety certificate in London depends mostly on how many gas appliances and flues need checking, how easy the property is to reach and get into, and whether faults are found. A flat with one combi boiler is a short visit. A shared house with a boiler, hob and gas fires takes longer.
Landlords search for the cost of a gas safety certificate more than almost any other gas question in London. Keyword Planner shows about 210 searches a month for “landlord gas safety certificate cost” in the London area. We do not publish a price here, because the honest answer is that it depends on the job. This guide sets out what actually moves the price, so you can compare quotes properly.
What the check legally has to cover
A landlord gas safety check covers every gas appliance and flue that you provide for the tenant, under regulation 36 of the Gas Safety (Installation and Use) Regulations 1998. That includes portable gas heaters. It does not include appliances the tenant owns, though you still have to keep the pipework safe (HSE, what needs a check).
So the first question any engineer will ask is: what gas appliances are in the property?
The main things that change the price
| Factor | Why it matters | Typical effect |
|---|---|---|
| Number of appliances | Each one is tested and recorded separately | More appliances, longer visit |
| Type of appliance | A gas fire with an open chimney takes longer to test than a room sealed combi | Older fires add time |
| Communal boilers | Must be checked and the building owner may need to be involved | Coordination time |
| Access | Tenants out, keys with an agent, meters in locked cupboards | Missed or split visits |
| Parking and travel | Controlled parking zones and traffic in inner London | Time on the road |
| Faults found | Repairs are separate from the check | Quote on survey |
| Paperwork | Copies sent to agent and tenants | Usually included, but ask |
Prices for this kind of work are quoted on survey or once the engineer knows the appliance list. If someone gives a fixed price without asking what is in the flat, check what it covers.
Flats in Camden and the access question
Camden is a good example of why London visits take longer. In the 2021 Census, 35.6% of Camden households rented privately and another 33.7% rented from a social landlord (ONS, Camden). Much of the private stock is flats: mansion blocks, Victorian houses in Kentish Town split into three, and flats above shops on Camden High Street.
In those buildings the engineer often needs:
- the tenant in, or keys from the agent
- access to a meter cupboard in a shared hall, or a meter bank in a basement
- a route to the flue terminal, which may be on a back wall over a neighbour’s garden
If any of these fails, the engineer may have to come back. A second visit is the single biggest thing that raises the cost of a simple certificate. HSE recommends landlords leave a notice and write to tenants when a check cannot be done, and keep a record of every attempt (HSE, maintenance and access).

Older appliances take more testing
A modern combi boiler with a room sealed flue, where the air comes in and fumes go out through the same sealed pipe, is quick to check. A gas fire sitting in a Victorian fireplace is slower. The engineer has to check the chimney draws properly and that fumes are not spilling back into the room. In bedrooms there are extra rules. Since 31 October 1998, a room converted to a bedroom should not contain a gas fire, space heater or water heater unless it is room sealed, or for smaller appliances has an atmosphere sensing device (HSE).
If your property still has an old gas fire, it is worth asking whether you want to keep it. Our gas fire servicing and removal page explains the options.
When faults are found
The check records what the engineer finds. If an appliance is unsafe, the engineer will follow the industry unsafe situations procedure. Depending on the risk, they will turn it off with your permission and attach a warning label. The record should still be issued straight away, with the defect listed. HSE calls it a living document: you add the follow up repairs to it when they are done.
Repair work is priced separately and after a proper look. For more on what the warning categories mean, read what it means when a gas engineer turns off your boiler.
How to compare quotes fairly
Ask every engineer the same questions:
- How many appliances does the price include?
- Is there an extra charge for a gas fire, or a second boiler?
- Will you email the record to me and to the tenants?
- What happens, and what is the charge, if the tenant is not in?
- Does the visit include a tightness test on the whole installation pipework?
That last point matters. HSE says the annual check does not cover installation pipework as such, but recommends that landlords ask the engineer to test the whole system for soundness and look over the pipework where it can be seen (HSE, pipework).
Check who is doing the work
The law says only a Gas Safe registered engineer can do the check, and the record is only valid if they are registered. Ask to see their Gas Safe ID card. The back shows which work categories they hold, such as domestic boiler, cooker and gas fire. You can check any engineer on the Gas Safe Register.
To get a price for your property, send us the address, the list of gas appliances and how access works. London Gas Engineers covers landlord gas safety certificates across north and east London, and the price is confirmed once we know what is there.
Quick questions
Why do quotes for the same certificate vary so much in London?
Some quotes cover one appliance only and charge for each extra one. Others include a set number. Parking, congestion and access to flats also change how long a visit takes. Ask what is included before comparing.
Does the price include fixing faults?
Usually not. The safety check records faults. Repairs are extra work, priced once the engineer knows what is wrong. HSE says the record must be issued on completion and not held back while repairs are sorted.
Is it cheaper to book the boiler service at the same visit?
Booking both together saves a second trip and a second wait for the tenant. Whether it costs less overall depends on the engineer, so ask for both prices together.
