Short answer: The price of a boiler service in London depends on the boiler type and age, how easy it is to reach, whether other appliances are added, and whether worn parts need replacing. The service itself follows the manufacturer's instructions: inspecting, cleaning where needed, testing combustion and checking safety devices. Prices are confirmed once the engineer knows the boiler.
“Boiler service cost” is searched around 590 times a month in London, and “boiler service london” about 720 times, according to Google Keyword Planner. It is one of the most common gas jobs in the city. We do not put a figure on this page, because a fair price depends on the boiler and the building. This guide explains what a proper service involves and what changes the price.
What a service is for
A boiler service keeps the boiler running safely and efficiently. HSE says gas appliances and flues should be serviced to the manufacturer’s instructions, and if there are none, every year unless a Gas Safe registered engineer advises otherwise (HSE).
It is not the same as a landlord gas safety check, which is a legal test of every appliance for rented homes. See gas safety check or boiler service for the difference.
What happens on the visit
Each manufacturer sets its own service steps. A typical service on a modern condensing boiler includes:
- Checking the boiler’s history and any fault codes.
- Looking at the flue route and terminal inside and out.
- Running a combustion test with a flue gas analyser.
- Removing the case to inspect the burner, heat exchanger, electrodes and seals.
- Cleaning parts where the readings or inspection call for it.
- Cleaning the condensate trap.
- Checking gas pressure and system water pressure.
- Checking the expansion vessel charge.
- Testing safety devices.
- Refitting, testing again and recording the results.
You should get a written report, or an entry in the service section of the boiler manual.
What changes the price
| Factor | Why it matters |
|---|---|
| Boiler type | A combi, system and regular boiler have different parts and checks |
| Age and make | Older boilers can take longer to strip and may need parts that are harder to find |
| Access | Boilers in lofts, high cupboards or behind fitted units take longer to reach |
| Parking and travel | Inner London parking zones and traffic add time to every visit |
| Extra appliances | Adding a hob or gas fire check, or a landlord record, adds time |
| Parts needed | Worn seals, electrodes or a failed sensor are extra, priced once found |
| System problems | Low pressure, sludge or scale may need separate work |
Any extra work should be explained and priced before it is done. The price is confirmed after a look at the job.
London access: cupboards and lofts
Access is the London factor people forget. In converted Victorian houses, the boiler for an upper flat is often squeezed into a kitchen cupboard or a corner of the hall. In homes with loft conversions, it may have been moved up into the eaves. In mansion blocks and council flats, the flue terminal may be high on an outside wall over a communal yard.
Every one of these takes longer than a boiler on an open kitchen wall. Before the visit:
- clear the cupboard and the floor in front of it
- make sure the loft hatch and ladder are usable, with a light
- tell the engineer where the gas meter is, especially if it is in a shared cupboard
If you are moving a boiler into a loft, our post on boiler in a loft conversion explains what makes a safe, serviceable position.
Hard water and what the engineer finds
Every Thames Water zone covered by this site was in the “hard” band in 2025, with averages between about 258 and 278 mg/l as calcium carbonate (Thames Water, hard water). In Ilford and much of Redbridge, water is supplied by Essex & Suffolk Water instead (Essex & Suffolk Water), which publishes hardness by postcode on its hard water page.
Hard water puts limescale into the hot water side of combi boilers. A service may show signs: noise from the heat exchanger, a slow or uneven hot water supply, or high flow temperatures. Fixing scale is usually separate from the service. Our post on hard water and your boiler explains the options.
More on homes in the area is on our Ilford page.
Services in rented homes
For landlords, a service is not a legal record, but the maintenance duty is. HSE says appliances and flues must be maintained, and that a programme of regular inspection is part of that. Many landlords book the service at the same visit as the landlord gas safety certificate so the tenant only needs to be in once.
Warranties
Most manufacturers ask for an annual service to keep a warranty valid, and some ask for proof. Terms vary by brand and by how the warranty was registered, so read yours. Keep every service report.
Signs you should not wait for the service
Book a visit sooner if:
- the boiler pressure keeps dropping
- the flame looks yellow or lazy, where you can see it
- there are scorch or soot marks on the case or flue
- the carbon monoxide alarm goes off, in which case get fresh air, turn the appliance off and call 0800 111 999
Booking
London Gas Engineers books boiler services across north and east London. Tell us the boiler make, where it is and anything else you would like checked, and the price is confirmed before we come. Whoever you use, ask for their Gas Safe ID card and check the back lists domestic boilers.
Quick questions
How long does a boiler service take?
It depends on the boiler and how easy it is to reach. A boiler in an open kitchen is quicker than one in a tight loft or a cupboard full of shelves. Clear the space before the visit to save time.
Is a cheap boiler service worth it?
Check what is included. A proper service follows the manufacturer's instructions for that model, including a combustion test. A visual look and a printout is not the same thing.
Do I need a service every year?
HSE recommends servicing to the manufacturer's instructions, or annually if there are none. Most manufacturers also ask for an annual service to keep a warranty valid.
